How can an insurance or mortgage broker reach homeowners who are about to move?

An insurance or mortgage broker reaches homeowners who are about to move by mailing the homes that have just been listed for sale, before the policy is re-quoted and before the next mortgage is placed. PreMovers.ca supplies that list by city, postal area or radius, updated every week, from $150 per 1,000 homes.

The short version

Every listing is a policy and a mortgage in motion

The home that just listed has a home policy that will be cancelled and a mortgage that will be discharged or ported. The household will choose a broker for the next one in the coming weeks. The listing is the earliest public sign that this is happening.

Brokers usually hear about a move when the client calls to cancel, which is after the new policy or the new mortgage is arranged. A pre-mover list moves that conversation to the start of the sale, when the household is still deciding and a broker who writes first has the inside track.

How to use it

Mail your trading area weekly. Choose the postal areas or a radius around your office. A broker in a mid-sized city might mail 100 to 400 newly listed homes a week.

Lead with the next home, not this one. "Moving? Your new home needs a policy from day one" or "Porting or breaking your mortgage: what it costs" is the piece that gets kept.

Use price and type. A Plus list carries the asking price and type of home exactly as listed, so a broker can tailor the piece to a $400,000 condo or a $1.5 million house without guessing.

Match against your own book. Enterprise teams at banks and insurers take the full weekly feed and match it to their customer file. A broker can do the same with a list: any address already in your book is a retention call, the rest are prospects.

What you get

One record per home with the street address, unit, city, province and postal code, checked against Canada Post address data. With Plus: the date it listed, its status, the asking price, bedrooms, bathrooms, floor size and type of home. No names, phone numbers or emails; the lists are property-level, which keeps them simple under privacy rules.

Price

Standard lists are $150 per 1,000 homes, Plus lists with the home details are $250 per 1,000, and the minimum order is $75 (500 homes). Delivered as a CSV, licensed for one mailing. Brokerages and insurers that want the full weekly feed for every province take it through the enterprise feed instead.

Frequently asked

Common questions

How do mortgage brokers find people who are selling their home?

The listing is public the day it goes up, and PreMovers.ca turns the week's new listings into a mailing list by city or postal area. A broker mails those homes about porting, breaking or replacing the mortgage, weeks before the household calls its bank.

Can I pick homes by price?

Yes. Set a price range when you build the list, or buy a Plus list and filter by asking price, bedrooms, bathrooms, floor size or type of home yourself. Prices are kept exactly as listed.

Where can I buy a pre-mover list in Canada?

From PreMovers.ca. Pick a province, city, postal area or a radius around your own postal code, see the count, and the list comes as a CSV ready for your printer or Canada Post. Standard lists are $150 per 1,000 homes, Plus lists with the home details are $250 per 1,000, and the minimum order is $75 (500 homes). Online ordering is coming; until it opens, send us your areas and we return the count and a sample file.

How fresh is the list?

Updated every week. A home that goes up for sale this week is in next week's list, with the week it came on the market shown on every record.

Is it legal to mail homes that are for sale?

The lists carry addresses only, no names, phone numbers or emails, so there is no personal information in them. Mailers address the piece to "The Homeowner" or "Current Resident". Canada's anti-spam law covers email and text messages, not paper mail. Your mail piece itself has to follow the ordinary advertising rules, as any flyer does.
