How do home-service companies find new customers before they move?

Home-service companies find new customers before they move by mailing the homes that have just been listed for sale: the household is about to set up heating, security, internet and the rest at a new address and cancel them at the old one. PreMovers.ca supplies that list by city, postal area or radius, updated every week, from $150 per 1,000 homes.

The short version

Every recurring contract is up for review the week the address changes

Furnace service, security monitoring, pest control, water delivery, internet: the household will set all of it up again at the next address and it will choose whoever is in front of it when it does. The listing says it is about to happen.

Home-service companies spend most of their marketing budget talking to households that are happy with who they have. A home that has just been listed is different: every contract tied to that address is about to end, and every one at the next address is about to be signed. That is the household to talk to.

How to use it

Mail the territory you service. Postal areas or a radius around the depot. The weekly count for most service areas is a few dozen to a few hundred homes.

Two pieces, two directions. To the new listing: "Moving? Transfer your service, no reconnection fee." To the home that has just come off the market, from the off-market list: "New to the area? First service free." Many off-market homes have a new owner on the way.

Filter by type of home. A Plus list carries the type of home, bedrooms, bathrooms and floor size exactly as listed, so a propane supplier can keep to houses and a security company can leave out apartments with a concierge.

Keep it weekly. New homes come into the file every week; a standing weekly drop is the steadiest source of new accounts.

What you get

One record per home with the street address, unit, city, province and postal code, checked against Canada Post address data. With Plus: the date it listed, its status, the asking price and the home details. No names, phone numbers or emails.

Price

Standard lists are $150 per 1,000 homes, Plus lists with the home details are $250 per 1,000, and the minimum order is $75 (500 homes). Delivered as a CSV, licensed for one mailing. National telecom, utility and security providers that want every province every week take the enterprise feed.

Frequently asked

Common questions

Which home services sell best to people about to move?

The ones set up fresh at every address: internet and TV, home security and monitoring, furnace and air-conditioning service plans, pest control, water and propane delivery, lawn and snow contracts. All of them are chosen in the first weeks at the new home and rarely re-competed after that.

How soon after a home lists is it on the list?

The next week. The file is updated every week and a home listed this week appears in next week's list, with the week it came on the market shown on the record.

Where can I buy a pre-mover list in Canada?

From PreMovers.ca. Pick a province, city, postal area or a radius around your own postal code, see the count, and the list comes as a CSV ready for your printer or Canada Post. Standard lists are $150 per 1,000 homes, Plus lists with the home details are $250 per 1,000, and the minimum order is $75 (500 homes). Online ordering is coming; until it opens, send us your areas and we return the count and a sample file.

How fresh is the list?

Updated every week. A home that goes up for sale this week is in next week's list, with the week it came on the market shown on every record.

Is it legal to mail homes that are for sale?

The lists carry addresses only, no names, phone numbers or emails, so there is no personal information in them. Mailers address the piece to "The Homeowner" or "Current Resident". Canada's anti-spam law covers email and text messages, not paper mail. Your mail piece itself has to follow the ordinary advertising rules, as any flyer does.
